Spring is a 44–story residential condominium in Austin, Texas.[1] Opening and completed in 2009, Spring stands 132 m (433 ft) over west Austin. The building was designed by Vancouver–based architect Foad Rafii.[2] The architect of record is Morris Architects and Pentagram was the graphic designer of the project. Spring was the first point tower in Austin, a term referring to a tall and slender tower, combining high-rise residence with a skyscraper. It is also the first building in the Austin area to feature an "in slab" HVAC exhaust system in which the building exhaust air is carried through horizontal ductwork cast into the floor system and carried to the building perimeter rather than being exhausted vertically to the roof. The main tower structure is cast in place concrete.[2] Austin Energy has given Spring a green rating.[2] The skyscraper features a handful of amenities. Many of these are located on the 5th floor. There are two guest suites, roof top pool with outdoor kitchen and dining, welcoming resident's lounge, private dining room, and an exercise facility.[3]
